The Charlotte Square Collection is a portfolio of 23 prestigious Grade A listed townhouses on the finest Georgian Square in the world.  Corran Properties has overseen the rejuvenation of the portfolio to create the most prestigious office properties in the city.  To date we have completed five projects covering 13 buildings and in the process improved the headline rent for the portfolio by over 90% and achieved 100% occupancy. Two further projects covering six buildings are underway with completions between 2021 and 2023.

2021 – 2022 – Now fully consented, this contemporary regeneration of four of Edinburgh’s finest Georgian townhouses will commence in early 2021.  Each will be comprehensively renovated to a Grade A specification offering headquarters accommodation of the highest quality.  Numbers 20 and 21 will be combined and extended to provide 9,750 sq ft of VRF air-conditioned office space plus additional amenities such as dedicated bicycle storage, drying rooms, changing and showering facilities. Numbers 22 and 23 will have additional unique features, such as a private auditorium, ideal for staff briefings and client seminars.

2020 – Scheduled for completion in November 2020 this development comprises two interconnected townhouses on the south-west corner of Charlotte Square, Corran Properties are renovating these buildings to provide 8,000 sq ft of Grade A office accommodation. Capable of being let to a single tenant or on a floor-by-floor basis, interior design will be contemporary in nature yet fully respectful of the Georgian splendour of the buildings.

2017 – The refurbishment of Numbers 12 and 13 Charlotte Square was carried out on a pre-let basis. Providing a new Headquarters building for Baxters Food Group, this external restoration and internal refurbishment was completed to an exceptional Grade A standard.

2016 – The refurbishment of No. 32 Charlotte Square was carried out on a pre-let basis. After renovation of the external fabric, including significant stone restoration, 5 floors of office accommodation were refurbished to the same exacting standards elsewhere in The Charlotte Square Collection.


2014 – An award-winning redevelopment of six properties on the south side of Charlotte Square with a new grade A specification modern building behind interlinked by a spectacular atrium space.  Extending to 45,000 sq ft the project quickly achieved 100% letting with occupiers including; People Postcode Lottery, Ruffer and Murray Capital.

2015 – A speculative redevelopment of two interlinked Grade A listed townhouses extending to 6,428 sq ft.  Lettings to Old Mutual Global Investors and The Institute of Directors completed prior to practical completion.

2013 – An off-plan bespoke redevelopment, pre-let to newly established private bank, Hampden & Co.  5,624sq.ft of Grade A quality office space over 6 floors, with 7 dedicated car parking spaces.
